Board Meeting
THURSDAY, February 8, 2018

Pledge of Allegiance: The members saluted the flag and the meeting was Called to Order at 3 pm in the clubhouse.

Establish Quorum: Board president Randy Malecha, VP Glen Farnum, Secretary Jeanette Cullen, Treasurer Terri Knapp and Director at Large Jim Bakos were in attendance. Michelle Davis, CAM manager with Reconcilable Differences was also in attendance. Approximately 38 owners attended.

Approve Minutes of Last Board Meeting: Glen motioned to approve the minutes of the November 9, 2017 meeting as written. Terri seconded, all in favor. These minutes will be posted on the website and were already posted on the bulletin board.

Financial Report: Michelle stated that the January financials are not yet completed, but due to the hurricane repairs, the association is more than $30,000 over budget. That is the main reason for today’s meeting.

Discussion and Approval to Mail Special Assessment Meeting Notice to All Owners: With both “B” and “C” roofs needing full replacement due to Hurricane Irma, along with drywall repairs inside some units, air conditioner repairs for a number of units and pool and grounds repairs from that same hurricane, we are looking at over $600,000 in costs. Insurance has not been fair in what they are responsible for, so the Association has only received about $68,000. The hurricane deductibles are $197,230.19 for Building “B” and $198,907.65 on Building “C”, but we still expected another $150K minimum. We are still fighting the insurance company, but in the meantime, we must cover these costs. We will use all the Roof Reserve money, about $180,000, but over $370,000 in costs still need to be covered. Glen motioned to send notice of the Special Assessment meeting to all the owners. Terri seconded, all in favor.

Other Business – Seawall: The seawall is not covered by insurance. We continue to try and obtain costs for repair or replacement of this expensive amenity, but it has been difficult. We have asked over 10 companies, 4 have come out and only 2 gave written bids to date. A local mason who has experience with setting concrete panel seawalls has given a verbal cost of $700 per linear foot and will install a sample next week to see how it looks and works. In the meantime, we will continue to try and get other bids from marine contractors. We have verbal bids of $600 to $750 per linear foot for vinyl, plus over $100 per foot for coquina rock, which we have been told will be required by the city if we install a new seawall on the river side. Some owners asked questions about hydrostatic pressure behind the wall. An engineer’s price to write up specifications and oversee the job will be requested.

Group Reports: Maintenance: No report today. All the above hurricane repair is taking a lot of time.

Social Group: Terri Knapp stated that the pool party will be held March 10th at 1 pm, unless it rains. Rain date is March 17th.

Set Next Meeting: Due to the dire need for funds and the Florida Statute requirement for a minimum 14 days’ notice of a Special Assessment meeting, the meeting will be held on Friday, February 23rd at 11 am. Notices will be mailed and posted tomorrow.

Adjournment: There being no further business to transact, the meeting adjourned at 3:25 pm.
