BOARD of DIRECTORS MEETING
held in the Clubhouse Thursday, September 27, 2018

Pledge of Allegiance The audience recited the pledge and the meeting was called to order at 1:00 pm.

Quorum of Board Members Established
Board members present were President Randy Malecha, Vice President Glen Farnum, and Director Jim Bakos. Treasurer Terri Knapp attended by speakerphone. Michelle Davis from Reconcilable Differences and 4 owners also attended.

Approve Draft Budget to Mail to Owners
The Board has reviewed the draft budget that will be sent out to all owners. The monthly fee will be increasing by $10.00 per month. The Roof Reserves were used last year after the hurricane, and costs like water and insurance continue to increase every year. Jim made a motion to approve the mail out to all owners. Glen seconded, all were in favor.

Seawall Update
The Seawall repair is coming along well. They should be ready to start backfilling the riverfront side next week. Within the next two weeks, they should be able to start pouring the concrete cap. There is probably about a month’s worth of work remaining. There have been some issues with the sprinklers and the sod, but the Board was expecting that and will pursue more estimates soon.

Gate Code
The gate code has been changed. An email will be sent to all residents with the new code. The old code will be removed by October 15th. The remotes will continue to work the same. Randy said we could also put small notes about the code change in the units on pest control spray day.

Open Forum
A resident asked when the Board will be able to discuss new rules on smoking. It will be added to the Agenda to discuss at the next meeting.

A unit in “C” has no A/C and also has expired tags on her trailer. A final certified letter will be sent to take care of both issues or the trailer will be towed and A/C issues will be addressed and billed to her.

Many homes are in need of window screens. Many letters are going out to those who need to repair or replace window screens and outer combination door screens.

Discuss Next Meeting Date
The next meeting will be held on Thursday, November 1st, at 1pm to approve the 2019 budget. Owners will be given copies of all needed information at least 14 days before the meeting.

Adjournment
There being no further business to transact, Glen made a motion to adjourn the meeting at 1:09pm. Jim seconded, all were in favor.
